3. Hiring fundis without a written contract. Verbal agreements lead to scope creep and disputes. Always document the scope, cost and timeline.

4. Ignoring approval timelines. Starting construction before approvals can lead to demolition orders. Plan your build around the 30–60 day approval window.

5. Choosing finishes too late. Tile, paint and fixture decisions affect electrical and plumbing layouts. Lock these in during the design phase, not after walls go up.
