The cost of building a house in Kenya varies widely depending on location, plot size, materials, and the level of finishes you choose. As of 2026, the average construction cost ranges from KES 2,800 per square foot for a basic build to over KES 6,500 per square foot for premium finishes.
A 3-bedroom bungalow of about 1,200 sq ft typically costs between KES 3.5M and KES 7.5M to complete. A 4-bedroom maisonette of around 2,000 sq ft will fall between KES 8M and KES 14M, depending on roofing style, kitchen layout and exterior finishes.
